Whats this site all about?
Albanyproperty.com.au was created as a way to organise private real estate sales in Albany. There are many people trying to sell their house privately but there is no real place for them advertise. Real Estate websites generally wont let you advertise with them unless you are listed with an agent. Advertising in the local newspaper soon gets expensive so most people end up with a home made sign out the front of their house and maybe a couple of flyers on the supermarket bulletin boards. Not very effective.

So how is Albanyproperty.com.au any better?
Albanyproperty.com.au’s aim is to gather up all these private sales and bring them to one venue so that buyers can find them. We advertise in the local papers and websites such as Albany Gateway so your your property gets maximum exposure to buyers.

By using newspapers, the internet and For Sale signs we advertise similar to a traditional Real Estate company but at a fraction of the cost.

Is that all Albanyproperty.com.au provides?
No. As well as providing a venue for buyers and sellers to find each other we also provide additional tools to help you sell your property. A full size (900x600) For Sale sign similar to what you get from a traditional real estate agency is included so that passing traffic can see that your property is for sale and are directed to our website. There they can view details of your property and contact you if they are interested in it.
Also included in the package is an information pack which will give you tips and advice on all aspects of the selling process.

What does it cost?

You also get the For Sale sign installed for you at the front of your property for your use until the property is sold.

How hard is it to sell my own property?

Probably not as hard as some people would have you believe. Its not for everyone but if you have ever sold your own car or caravan the process is similar.
You need to let buyers know what you have to sell through advertising. Once buyers have shown interest you let them inspect the property and give them any information they require. If they are interested in buying then you negotiate until you agree on a price.
The process is very similar with anything you sell and it’s a bit of a myth that only experts can do it.
 

 I'm worried about the legal aspects of selling myself?

That's understandable, getting the paperwork right is important. That's why we advise to get a settlement agent involved once you have found a buyer. They can fill out the Offer and Acceptance Form for you to ensure it is correct. Their job is to take care of the legalities during settlement so there should be no reason for you to have any legal issues.


There are lots of  Sell-it-yourself websites. Why should I use Albanyproperty.com.au? 
Good question! There are lots of similar websites out there all with one big problem-Buyers don’t use them.

Can I advertise on Albanyproperty.com.au  and use an agent also?
Yes. If you would like to have an agent working for you at the same time as trying to sell yourself that would be no problem it’s just like a dual listing where you sign up with more than one agent. Make sure that your agent includes in your contract a clause to state that if you find a buyer then you wont be charged a commission.

Do you offer any sort of guarantee?
